Bargate Homes has submitted detailed plans to Havant Borough Council for a new housing development in Old Bedhampton, following the success of its nearby St Thomas’ Mead project.
The reserved matters application outlines the design for 43 homes on land west of Old Manor Farm and south of Lower Road, Bedhampton. The site received outline planning permission in May 2023 and is adjacent to the historic conservation area.
This new phase will continue Bargate Homes’ focus on energy-efficient housing, with a target EPC rating of A. The development will include two-, three-, and four-bedroom houses and chalet bungalows, 30 per cent of which will be designated as affordable housing in partnership with VIVID.

Mark White, Managing Director of Bargate Homes, expressed optimism about the project: “Phase one of St Thomas’ Mead sold very quickly, with most homes reserved off-plan. We’re confident that these detailed plans build upon everything we promised in our outline application. These much-needed energy-efficient homes will benefit the local community, offering choices for first-time buyers, growing families, and downsizers.”
The architectural design of the development takes cues from Bedhampton’s local character, incorporating mixed red brindle brickwork, traditional roof tiles, and striking black cladding facades. The site will be surrounded by green landscape buffers, enhanced with new tree planting, and is set to deliver 30 per cent biodiversity net gains, significantly exceeding the required policy of 10 per cent.
Community features include large areas of green open space, a new play area, allotments, a community garden, and an attenuation basin. The development will also offer good transport links, with vehicular access from Lower Road and cycle and pedestrian pathways connecting to the adjacent St Thomas’ Mead phase.
Each home will have its own or shared EV charging point and PV solar panels, with most featuring garages and on-plot parking. The design also incorporates additional allocated visitor parking.
The site’s proximity to local amenities such as shops, sports facilities, schools, and transport links, including Bedhampton train station and the A27 and A3 motorways, makes it an attractive location for future residents.
