Property adviser Christie & Co has brought to market a site in the growing town of Fordingbridge with planning submitted for a 70-bedroom care home.
The application was posted this September by property investor Frontier Estates. A decision is expected in the first quarter of 2025.
Spanning 1.4 acres, the site lies on Salisbury Road (A338), with Salisbury to the north and Ringwood south.
An application has also been approved west of the site to provide 112 dwellings, and another south of the site for a further 53 dwellings.
Christie & Co’s in-house consultancy team has identified a growing demand for care beds in the local area, with supply currently lagging behind.
Sara Hartill, an associate director in healthcare development and investment, is handling the sale.
“Fordingbridge benefits from high levels of wealth and a distinct need for new-build stock within the area,” she said.
“As a catchment, Fordingbridge is facing an upward growth trajectory with a large pipeline of newbuild residential dwellings to help cater for the location’s popularity.
“In turn, we expect to receive substantial levels of interest for such a prominently located site with a highly market-facing scheme.”
